If you are buying a house …
We will give you the benefit of our extensive experience by advising you on the price which you offer for the property. The Seller of the property (or the Estate Agents) should provide you with a document called a Home Report which is required by law in most residential property sales. The Home Report provides buyers (and sellers) with better information about the condition and value of properties. The Report is a pack of Four documents, namely a Single Survey, an Energy Report and a Property Questionnaire. The Single Survey provides buyers with better information about the condition and value of a property before the buyer makes an offer to purchase. Once you decide how much to offer for the property, we will then prepare and submit a detailed written offer in suitable legal terms on your behalf and then take steps to complete the purchase as quickly as possible.
If you are selling a house …
We can provide advice on all aspects relating to the marketing of your property. As mentioned previously, most sellers who wish to put their house on the market must obtain a Home Report before the property is marketed and provide, upon request, a copy to prospective buyers. The majority of houses advertised for sale on the open market will require a Home Report before the property can be advertised. The costs of the Home Report require to be met by the seller and this cost will need to be factored into the overall costs of selling your home. Your property will be given wide exposure on our website (www.solicitors-scotland.com), on Social Media and other prominent online property websites to which we have access. Property details will also be displayed in our High Street Property Shop. Our staff will deal with enquiries from prospective buyers with the aim of securing the best possible sale price. The Solicitors in our Conveyancing Department have extensive experience in the sale and purchase of properties all over Scotland.

Estate Agency Costs?
It is vital that you know the real cost of moving and to assist you in working out the estate agency costs we will provide, free of charge, a written FEE QUOTE for the sale of your property, we will not charge you Estate Agency Commission. We will also endeavour to provide a separate fee quote (or estimate) for the legal costs associated with the carrying out of the necessary conveyancing work by one of our Solicitors after an offer has been received from a buyer which is acceptable to you.
